Buy in Riviera Nayarit even if you live outside Mexico

This page is for you if you live outside the country, whether you're Mexican or a foreign buyer. A large share of my clients are Mexicans living in the U.S. and Canada: I know their process well, and I've guided them to buy their property in Puerto Vallarta and Riviera Nayarit smoothly, without needing to be here.

Buying from a distance doesn't have to feel like a leap into the unknown. My job is to be your eyes and your local representation: I explain the buying process in Mexico step by step and at your pace, filter real options, review documents and coordinate with the notary, so you can make a sound decision even if you're not here.

It all starts with an initial call. That first conversation clears up many of the questions that usually hold back a long-distance purchase: how payment works, how you sign if you can't come, which documents you'll need and what the next steps are. You finish the call with a clear path.

How we buy remotely, step by step

An initial call to answer your questions

You tell me what you're looking for, who the property is for, your budget and your timeline. With that, I explain your buying path: being a Mexican living abroad is not the same as being a foreigner buying in the restricted zone through a bank trust, and paying cash is not the same as financing.

Filtered search and video tours

I only send you options that truly match what you're looking for, with my opinion on location, condition, price versus the market and possible risks. We do live tours by video call and I send you detailed videos. If you decide to come, your trip is to see the finalists, not to start from scratch.

Offer and property review

We present your offer and, with it, request the property's file to do due diligence: title, the sellers' legal capacity and payments up to date. I ask the notary for a closing cost estimate; as a reference we usually estimate around 6%, although it isn't a fixed figure.

Signing and handover

We coordinate signing before the notary, in person or through a power of attorney, depending on your case. All payments are made in a traceable way, from your accounts to the seller's, without exception. And I'm with you through key handover.

What I look after for you while you're away

I give you timely updates by WhatsApp, email or Zoom, on your schedule, so you always know where your purchase stands. If the property is listed in U.S. dollars, I confirm from the start with the seller or their agent whether they accept payment in that currency.

When your case requires it, I connect you with trusted notaries, attorneys and accountants, so each legal, tax or immigration matter is handled by the right specialist.
