In compliance with Mexico's Federal Law on the Protection of Personal Data Held by Private Parties (the "Law") and other applicable provisions, I inform you how I handle your personal data when you visit this website, contact me or hire my real estate services.

1. Data controller

Vianey Becerra López, a real estate advisor operating under the brand Vianey Becerra Real Estate, affiliated with eXp Realty Mexico (the "Controller"), with an address for notices at Centro Empresarial, Paseo de los Cocoteros 55, Local 2112, Flamingos, C.P. 63735, Nuevo Nayarit, Bahía de Banderas, Nayarit, Mexico.

2. Personal data I collect

I collect your data when you provide it directly (website forms, appointment scheduling, WhatsApp, email, calls or meetings) and automatically when you browse this site. Depending on the service, I may process:

• Identification and contact: name, email, phone or WhatsApp, city and country of residence.
• Information about your search or your property: type of transaction (purchase, sale or investment), area of interest, features, approximate budget and timeline.
• Data for the real estate transaction (only if we move forward with a purchase or sale): official ID, CURP, tax status certificate, marital status and civil registry certificates, proof of address, deeds and property documents, and the information needed for due diligence.
• Financial or asset data: payment method, source of funds, banking or credit information, when essential for the transaction.
• Browsing data: IP address, browser and device type, pages visited and visit duration, obtained through cookies and similar technologies.

I do not request sensitive personal data. If any were ever necessary, I will ask for your express written consent before processing it.

3. Purposes of processing

Primary purposes (necessary for the service you request):

• Responding to your requests for information, calls, messages and in-person or video call appointments.
• Understanding your needs and sending you property options that match what you're looking for.
• Analyzing, commercially valuing and promoting your property if you hire me to sell it.
• Preparing and following up on offers, contracts, due diligence, bank trusts, loans and signing before the notary.
• Coordinating with notaries, attorneys, accountants, banks, appraisers and other real estate agents involved in your transaction.
• Complying with applicable legal, tax and anti-money-laundering obligations.

Secondary purposes (not necessary for the service, but they help me serve you better):

• Sending you new properties, guides and content about the Puerto Vallarta and Riviera Nayarit real estate market.
• Inviting you to events and asking for your feedback on my service.
• Compiling statistics on the use of this site to improve it.

If you do not want your data used for secondary purposes, write to me at vi@vianeybrealestate.com with the subject "No secondary purposes". Your refusal will not affect the services you request from me.

4. Data transfers and disclosures

I do not sell or share your data for commercial purposes. I only disclose it, to the extent necessary, to:

• Notaries public, banking or trust institutions, appraisers and, where applicable, attorneys or accountants involved in your transaction, in order to formalize it.
• The other party to the transaction and their real estate agent, when necessary to complete the purchase or sale you authorize.
• eXp Realty Mexico, as the brokerage I am affiliated with, for the administrative management of the transaction.
• Competent authorities, when there is a legal request or obligation.

These disclosures are made in accordance with the Law, without requiring your consent when they are necessary to fulfill your relationship with me or a legal obligation. I also use technology providers (for example, web hosting, email, calendar and cloud spreadsheets) that process data solely on my behalf and under my instructions.

5. Cookies and similar technologies

This site uses cookies and third-party tools, such as Google Analytics, as well as embedded YouTube and Instagram content and links to WhatsApp, which may collect browsing data. I use them to understand how the site is used and improve its content. You can disable or delete cookies in your browser settings; some site features may not work properly.

6. Data retention

I keep your data only for as long as necessary to fulfill the purposes described and, afterwards, for the periods required by applicable legal and tax provisions. Once those periods end, I delete or securely block it.

7. ARCO rights

You have the right to access your personal data, rectify it if it is inaccurate or incomplete, cancel it when you consider it is not required for any of the stated purposes, and object to its processing for specific purposes.

To exercise these rights, send your request to vi@vianeybrealestate.com including:

• Your full name and a way to send you the response.
• A copy of your official ID or, where applicable, documents proving legal representation.
• A clear description of the data and the right you wish to exercise.
• Any document that helps locate your data and, if you request a rectification, the supporting documentation.

I will respond through the same channel within the time limits established by the Law. If the request is admissible, I will carry it out within the corresponding legal time limits.

8. Withdrawal of consent and limiting use

You may withdraw the consent you have given me at any time, or ask me to limit the use or disclosure of your data, by sending a request to the same email with the requirements listed in the previous section. Please note that I may not always be able to honor the withdrawal immediately, for example when there is a legal obligation or an ongoing transaction that requires continued processing of your data.

9. Security

I apply reasonable administrative, technical and physical security measures to protect your data against damage, loss, alteration, destruction or unauthorized use, access or processing.

10. Changes to this notice

This notice may change due to legal changes or changes in my services or privacy practices. Any change will be published on this page with its update date.

11. Authority

If you believe your right to personal data protection has been violated, you may go to the competent authority, which is currently the Ministry of Anti-Corruption and Good Governance (Secretaría Anticorrupción y Buen Gobierno).
